PANACEA engineers were involved in the conversion of an existing 0.6 acre parking area into a 6,000 sq.ft. commercial rental unit building complete with a drive thru and customer parking.

This project is the newest addition to the greater Terra Losa commercial district, just south of the West Edmonton Home Depot site, west of 170 Street at 99A Avenue.

A few interesting elements of this project included:

    • 100 year storm water retention requirements from Edmonton Drainage
    • New grading had to be coordinated with existing parking grades and storm infrastructure locations to avoid excess pavement re-work
    • Overall site slope from West to East had to be balanced with final building elevation and cut/fill earthwork costs
    • New servicing had to coincide with existing services and limit new infrastructure expense for the owner
    • Successfully negotiated on-site elements with required building functionality
    • Minimal disruption to existing parking lot which allowed uninterrupted customer access to existing businesses
